Jerry I. Speyer was born on June 23, 1940, in Milwaukee, Wisconsin. His father, a shoe manufacturer, fled Germany in 1939 to escape Nazi persecution and established a business in Milwaukee before moving to New York. Speyer grew up in a German-Jewish household and graduated from the Horace Mann School. He pursued higher education at Columbia University, where he majored in German literature and received a Bachelor of Arts degree. He furthered his education at Columbia Business School, earning an MBA in 1964.

Speyer's career began in 1964 as an Assistant to the Vice President of Madison Square Garden. In 1978, he co-founded Tishman Speyer with his father-in-law, Robert Tishman. The company quickly became a major player in the real estate market. Under Speyer's leadership, Tishman Speyer acquired, developed, and managed numerous high-profile properties, including Rockefeller Center and the Chrysler Building.
